Reservation Policies Agreement

- CHECK-IN PROCEDURES:
• Check-In time is at 3:00pm EST
• Check-Out time is at 11:00am EST
• We offer fresh linens to each guest upon arrival.
• Guests must agree to these Terms & Conditions upon placing/confirm order.
- CHECK-OUT PROCEDURES:
Guests are responsible to place all garbage and recycling from the studio in the large garbage cans at the end of the courtyard and to clean any dirty dishes (clean dishes can be left in the drying rack).
Parking is limited to one (1) vehicle. One assigned parking space is provided with the rental. Guests MUST use the assigned space that corresponds with their studio. Parking in any other space on the property may result in vehicle being towed at Guests expense.All vehicles are parked at the risk of the owner. Near Beach Rentals shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the hotel property.
- MAXIMUM OF 2 PETS:
Near Beach Rentals allows a maximum of two pets per room; with each pet not exceeding 50 lbs. There is a non refundable charge of $75 dollars for each pet.
- PAYMENT DUE:
All rental monies are due at time of booking.
- CLEANING & REPAIRS:
Guest agrees to keep studio, furniture and furnishings in good order. Removing furniture and furnishings without Owners approval is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items.
Guests will be completely responsible for any and all damage to the home or property caused by Guests, whether accidental or due to Guests negligence.
- CHILD PROOFING:
Guest understands that no special efforts have been made to “childproof” this studio, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to outdoor games, outdoor fire-pits and cleaning supplies in the studio.
All furniture must be returned to its original location on Guest’s departure or an additional charge will be made.
- MISSING ITEMS:
Guests will be charged for any missing items reasonably attributable to Guests and not returned after notification. Owner will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.
- USE OF SECURITY CAMERAS:
Guests understand and accept that the property may be protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the studio.
- BEACH & WEATHER CONDITION:
Guest understands that Owner has no control over the condition of the beach and/or the weather, and cannot be held liable for any changes to weather and/or beach conditions, or any closing as ordered by any official agency.
- NO PARTIES:
This is not a party studio. The Guest must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner’s approval.
This is a NON-SMOKING, indoor, vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the studio by the Owners is sufficient basis to charge the Guest for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean-up is expensive and Guest is Liable for the deep cleaning Costs incurred. Smoking is permitted outside in the courtyard and ash trays are provided.
- PERSONAL PROPERTY:
Guest understands that any personal property of and used by Guest is not insured by Owner and Owner shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out.
- LOST & FOUND POLICY:
Near Beach Rentals assumes no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something of value to you, please contact us immediately and we will try to assist you in locating your lost item. Any item, with the exception of perishable items, left behind by our guests and found after departure will be collected and kept by the owner for up to seven (7) days. Perishable items, underwear, and miscellaneous toiletries are discarded.
- CANCELLATION 7 DAYS or LESS Before Check-In:
Guests will forfeit the total rental fees, but will be refunded any pet cleaning fees.
- CANCELLATION 8 DAYS or MORE Before Check-In:
Guests will receive a REFUND of the amounts paid minus a credit card processing fee of 3.5%.
- EARLY DEPARTURES:
There are NO REFUNDS for EARLY DEPARTURES
Pet Policy & Agreement
Your pets are welcome to stay with you, while vacationing at Near Beach Rentals. There is a $75 pet fee, per pet.
If management receives more than 2 (two) complaints, alternative arrangements must be made for your pet(s). The non refundable pet fee will not be refunded once a pet has been in the guest suite.
- Pet(s) must be on a controlled leash at all times when not inside of the guest unit
- Pet(s) must comply with local legislation and insurance liability requirements.
- Damages caused by your pet(s) to the inside and outside of the unit, or any other part of the rental property are your sole responsibility and you will be charged commensurate to the cost of such damages.
- If you are aware that your pet(s) is/are known to be loud or disruptive while you are away, we ask that you please consider our other guests. Especially for extended periods of time.
Any of the information we collect from you may be used in one of the following ways:
- To personalize your experience (your information helps us to better respond to your individual needs)
- To improve our website (we continually strive to improve our website offerings based on the information and feedback we receive from you)
- To improve customer service (your information helps us to more effectively respond to your customer service requests and support needs)
- The email address you provide may be used to send you information, respond to inquiries, and/or other requests or questions.
- We don’t believe in sending any junk mail; we may utilize your information to send review requests, reminders, holiday postcards and/or future booking deals.
Guests understand that the Owners are not responsible for any personal injury caused by slipping on wet pavement or surfaces, and that guests are responsible for exercising care when, not limited to, but including surfaces are wet or slippery due to weather or use of the rinse station, and further, that the Owners are not responsible for any personal injury or loss or damage to guests’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, guests’ failure to take adequate precautions around wet areas, or any unforeseeable circumstances.
Under no circumstances will Guests or their guests hold the Owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.
CHANGES OR MODIFICATION TO POLICY/HOUSE RULES:
Near Beach Rentals reserves the right to amend, modify, change, cancel, vary or add to these Policies/House Rules or the arrangements and content featured on our website at any time without prior notice. Please check our website regularly for updates to Policy/House Rules. Any modification to these Policy/House Rules that occurs before your departure is considered a part of your reservations agreement with us. A copy of these Policy/House Rules is located on our website, and available upon request.
This agreement and disclaimer applies to All Guests and All Guests within the Guests’ party.
